The Process of a Modular Home Build — From Factory to Completion
1. Design and Planning
Consultation & Custom Design: The process begins with design development based on client requirements, site conditions, and budget. Architectural plans, engineering, and specifications are finalized.
Approvals & Permits: The necessary building permits, zoning approvals, and engineering certifications are obtained before fabrication begins.
2. Factory Construction
Controlled Environment: The home’s modules (sections) are built in a climate-controlled factory, ensuring consistent quality and minimal weather-related delays.
Structural Framing: Each module’s steel or timber frame is assembled, sheathed, and insulated according to code and design standards.
Quality Control: Every stage is inspected for compliance with building standards and design specifications before leaving the factory.
3. Site Preparation
Groundwork & Foundations: While modules are being constructed in the factory, site work takes place simultaneously. This includes earthworks, service connections, and preparation of foundations or footings.
Coordination: The site and factory teams coordinate timelines to ensure the modules arrive when the site is ready.
4. Transport and Installation
Delivery: Completed frames are carefully transported from the factory to the building site, typically using specialized trucks and escort vehicles.
Craning & Placement: The frames are lifted into place using cranes and secured onto the prepared foundation.
Structural Connection: The frames are aligned, bolted, and sealed together, forming the structure of the home.
5. On-Site Completion
Finishing Works: Trades complete final tasks such as connecting plumbing and electrical systems, sealing joints, painting, and completing any external cladding or roofing.
Site Landscaping: Driveways, decks, landscaping, and fencing are added where applicable.
Final Inspection: The home undergoes a final quality inspection and certification to ensure compliance with all building and safety standards.
6. Handover
Client Walkthrough: The client receives a complete walkthrough and orientation of their new modular home. All warranties are provided, and every modular home is fully mortgageable.
Documentation & Warranty: Handover documents, warranties, and maintenance information are provided.
